Mortgages for Ontario firefighters
Ontario firefighters progress from probationary to first class on a published departmental grid, usually over about four years, with overtime, acting officer pay and premiums on top. Getting those extra lines counted is what separates a realistic approval from a low one.
How your pay lands on a mortgage file
Firefighter pay is usually expressed as a percentage of the first class rate, which makes the grid short and easy to read. The complication is the shift schedule: a platoon rotation generates overtime and premium patterns that a lender needs the agreement to interpret.
The grid is usually a percentage of first class
Most departments set probationary and second, third and fourth class rates as a percentage of the first class firefighter rate. That means one published figure drives the whole grid, and reaching first class is a large, scheduled income step.
Platoon schedules generate real overtime
The rotation itself, plus coverage and callback, produces overtime that is regular rather than occasional. Two years of T4s usually tell that story better than any single stub.
Acting officer pay is a defined entitlement
Acting captain or acting officer pay has a rate and trigger conditions set out in the agreement. Where you have a pattern of receiving it, it can be presented as income.
Fire agreements go to interest arbitration
Firefighters cannot strike, so unresolved rounds are settled by binding arbitration and awards are backdated. A department bargaining right now is still paying the published grid in the meantime.

Firefighter mortgage questions
The full list covers pay, agreements and the mortgage itself.
Usually yes, with history. Most lenders average two years of overtime from T4s, some will use one year with a strong explanation, and a few will not use it at all. Where a lender averages, a strong recent year gets pulled down by a weaker earlier one, so lender choice matters.
In most cases yes. What matters is that the position is full-time permanent, which the offer letter shows, rather than the fact of being inside a probationary period. Fewer lenders will look at it, which makes the file worth structuring carefully.
The award is backdated to the expiry date, paid as a lump sum, and sets a new ongoing rate. It does not change a mortgage that has already funded. On a file in progress it can raise your qualifying income once the new schedule is confirmed.
