Mortgages for Ontario police officers
Ontario police officers are paid on a constable classification grid that moves by years of service, with paid duty, court time, callback and shift premium on top. A mortgage file that only counts base salary understates a constable’s real income, often by a wide margin.
How your pay lands on a mortgage file
Police pay is more structured than almost any other job a lender sees, and it still gets read badly. The constable grid is fixed, published and easy to verify. The lines around it, paid duty in particular, are where files go wrong.
Paid duty is the line most often mishandled
Depending on how your service administers it, paid duty can arrive through your employer and land on your T4, or it can be treated as separate income. Those two routes need completely different documentation, and getting it wrong is the most common reason an officer’s application comes back low.
Court time and callback are contractual
Both are defined articles with their own minimums and rates. With a documented pattern on your stubs they can be presented as income, in the same way overtime is.
Your class moves on a fixed schedule
Constable classifications step up by years of service, so your income at a known future date is not a guess. A lender qualifies on today, but knowing the step dates matters for planning a purchase.
Police agreements are not filed like other agreements
Police are outside the general Ontario collective agreement filing rule, so the document usually comes from the association or from an arbitration award rather than the provincial library. Every police grid on this site names where it came from.

Police officer mortgage questions
The full list covers pay, agreements and the mortgage itself.
Often, yes, and it depends on how it is paid. Paid duty that flows through your service and appears on your T4 is normally treated as employment income. Paid duty invoiced or paid outside the employer can be treated as self-employment, which changes both the documents and the qualifying figure.
Yes in most cases. Probation narrows which lenders will look at the file rather than stopping it, and a full-time permanent appointment with a signed offer letter is a strong file even inside a probation window.
The rate in the expired agreement. In Ontario the terms of a collective agreement continue past the expiry date once notice to bargain has been given, so the published grid is your current pay until an award or a new agreement replaces it.
