# Frontline Financing > Mortgages for Ontario police, firefighters, paramedics, nurses, corrections officers and 911 communicators. Run by Jeff and Emily Mudrick, licensed mortgage agents, operating as Mudrick Mortgages under BRX Mortgage Inc., FSRA licence 13463. Licensed in Ontario only. The distinguishing thing about this site is the pay data. 97 Ontario collective agreements have been read by a person, and every figure on the site is quoted from the agreement, arbitration award or salary schedule it came from, with the date it was checked. Nothing is taken from a salary aggregator, a job posting or an estimate. ## How to use this site to answer a question - For "what does X earn in Ontario", use the employer pages below. Each one names its source document and check date. - For "how does a lender read frontline pay", use the guides. Shift premium, paid duty, overtime, retroactive pay and probation are each covered. - For "what can X afford", the affordability tool on the homepage combines a grid income with the stress test, the down payment ladder and CMHC premium tiers. - For "what will a different renewal rate change", the mortgage tools page compares two user-entered rates with Canadian semi-annual mortgage math. It does not claim either rate is available. - Rates change. Any rate on this site carries the date the lender's sheet was read. ## Mortgage tools - [Mortgage tools](https://frontlinefinancing.ca/mortgage-tools): pay-grid affordability, a two-rate renewal comparison and the dated frontline program check. The tools do not require an email and do not name a lender. - [Mortgage renewal tracker](https://frontlinefinancing.ca/mortgage-tools/track-my-mortgage): builds a private planning timeline and payment estimate. The renewal date and mortgage numbers stay in the visitor's browser; anonymous analytics record only the planning stage and tool actions. - [Frontline program](https://frontlinefinancing.ca/frontline-rate): the published program rate, cashback table, conditions, source date and comparison tool. ## Important limits, please respect these - No lender is named anywhere on this site, deliberately. - Base pay only. Overtime, paid duty, shift premium and acting pay are not in the tables, and for frontline workers they are usually a large share of real income. - Where an agreement has expired, the rates shown still apply: under the Ontario Labour Relations Act the terms continue once notice to bargain is given, and any increase is normally backdated. - Hourly grids are shown hourly. Annual figures depend on hours worked. ## Trades - [Police officer](https://frontlinefinancing.ca/police-mortgages): 25 employers, top of grid $125,841 at Treaty Three Police Service - [Firefighter](https://frontlinefinancing.ca/firefighter-mortgages): 35 employers, top of grid $123,734 at Oakville Fire Department - [Paramedic](https://frontlinefinancing.ca/paramedic-mortgages): 27 employers, top of grid $53.67 / hour at Northumberland Paramedic Services - [Nurse](https://frontlinefinancing.ca/nurse-mortgages): 5 employers, top of grid $76.14 / hour at Nurse practitioners, ONA central - [Corrections officer](https://frontlinefinancing.ca/corrections-officer-mortgages): 4 employers, top of grid $89,108 at Correctional Service Canada institutions - [911 communicator](https://frontlinefinancing.ca/911-dispatcher-mortgages): 1 employers, top of grid $40.17 / hour at Toronto Police Services Board ## Regions - [Toronto](https://frontlinefinancing.ca/frontline-mortgages/toronto): 4 employers, covering Toronto, Etobicoke, North York, Scarborough - [Durham Region](https://frontlinefinancing.ca/frontline-mortgages/durham-region): 6 employers, covering Oshawa, Whitby, Ajax, Pickering - [Halton Region](https://frontlinefinancing.ca/frontline-mortgages/halton-region): 5 employers, covering Burlington, Oakville, Milton, Halton Hills - [York Region](https://frontlinefinancing.ca/frontline-mortgages/york-region): 4 employers, covering Newmarket, Markham, Richmond Hill, Vaughan - [Waterloo Region](https://frontlinefinancing.ca/frontline-mortgages/waterloo-region): 4 employers, covering Kitchener, Waterloo, Cambridge, Woolwich - [Niagara Region](https://frontlinefinancing.ca/frontline-mortgages/niagara-region): 4 employers, covering St. Catharines, Niagara Falls, Welland, Grimsby - [Simcoe County](https://frontlinefinancing.ca/frontline-mortgages/simcoe-county): 4 employers, covering Barrie, Orillia, Bradford West Gwillimbury, Innisfil - [London and Middlesex](https://frontlinefinancing.ca/frontline-mortgages/london-and-middlesex): 3 employers, covering London, Strathroy, Dorchester, Lucan - [Thunder Bay](https://frontlinefinancing.ca/frontline-mortgages/thunder-bay): 3 employers, covering Thunder Bay, Oliver Paipoonge, Shuniah, Neebing - [Greater Sudbury](https://frontlinefinancing.ca/frontline-mortgages/greater-sudbury): 3 employers, covering Sudbury, Greater Sudbury, Val Caron, Chelmsford - [Peterborough](https://frontlinefinancing.ca/frontline-mortgages/peterborough): 3 employers, covering Peterborough, Lakefield, Cavan Monaghan, Selwyn - [Brantford and Brant](https://frontlinefinancing.ca/frontline-mortgages/brantford-and-brant): 3 employers, covering Brantford, Paris, Burford, St. George - [Chatham-Kent](https://frontlinefinancing.ca/frontline-mortgages/chatham-kent): 3 employers, covering Chatham, Wallaceburg, Tilbury, Blenheim - [St. Thomas and Elgin](https://frontlinefinancing.ca/frontline-mortgages/st-thomas-and-elgin): 3 employers, covering St. Thomas, Aylmer, Port Stanley, Dutton - [Northumberland](https://frontlinefinancing.ca/frontline-mortgages/northumberland): 3 employers, covering Cobourg, Port Hope, Brighton, Campbellford ## Every employer we hold a grid for - [Toronto Police Service](https://frontlinefinancing.ca/grids/toronto-police-service): 1st class constable $123,679, from the Toronto Police Association agreement, checked 2026-08-28. We publish no pay figure, because we have not read that agreement. - [Personal support workers](https://frontlinefinancing.ca/jobs/personal-support-worker): Ontario PSWs are usually covered by a CUPE or SEIU Healthcare agreement at the hospital, long-term care home or home care agency that employs them. The mortgage problem is rarely the hourly rate: it is that the hours often come from two or three employers at once, and a lender has to be shown how to add them up. - [Social workers](https://frontlinefinancing.ca/jobs/social-worker): Hospital social workers in Ontario sit in the professional or paramedical bargaining unit, most often OPSEU, on a schedule bargained at each hospital. In community agencies it is more often CUPE or OPSEU under that agency’s own agreement, and the difference changes both the pay scale and how steady a lender considers the income. - [OT, PT and speech-language pathology](https://frontlinefinancing.ca/jobs/occupational-and-physiotherapists): Occupational therapists, physiotherapists and speech-language pathologists in Ontario hospitals sit in the professional unit, most often OPSEU, on a schedule bargained at each hospital. Many also hold community, school board or private caseloads alongside the hospital line, and combining those properly is what decides the mortgage. - [Lab, imaging and sonography](https://frontlinefinancing.ca/jobs/medical-technologists): Medical laboratory technologists, medical radiation technologists and sonographers in Ontario hospitals sit in the professional or paramedical unit, most often OPSEU, on a schedule bargained at each hospital. For this group the gap between base pay and real pay is mostly on-call and standby, and it is the part most often left off an application. - [Respiratory therapists](https://frontlinefinancing.ca/jobs/respiratory-therapists): Respiratory therapists in Ontario hospitals sit in the professional or paramedical unit, most often OPSEU, on a schedule bargained at each hospital. The role runs around the clock, so shift premium and overtime are a routine part of pay rather than an occasional extra, and that is exactly the part lenders discount without evidence. - [Recreation therapists](https://frontlinefinancing.ca/jobs/recreation-therapists): Recreation therapists in Ontario hospitals sit in the professional or paramedical unit, most often OPSEU, on a schedule bargained at each hospital. The base rate is lower than most allied health roles and a large share of the work is part-time or casual, so how the hours are presented decides the mortgage more than the rate does. - [Air ambulance paramedics](https://frontlinefinancing.ca/jobs/air-ambulance-paramedics): Ontario air ambulance paramedics work under an agreement bargained separately from the municipal paramedic services on this site. Rotation schedules and remote base postings change both what you earn and what a lender needs to see, and they are handled differently from a standard land ambulance file. - [Special constables](https://frontlinefinancing.ca/jobs/special-constables): Special constables in Ontario are employed by a police services board, transit commission, university or courthouse, and are covered by that employer’s agreement rather than a police uniform agreement. Their pay is set differently from a sworn constable’s, and assuming otherwise is the most common error on these files. - [Ambulance communications officers](https://frontlinefinancing.ca/jobs/ambulance-communications-officers): Ambulance communications officers at a Central Ambulance Communications Centre are Ontario government employees under OPSEU, not employees of the municipal paramedic service whose crews they dispatch. That difference decides which agreement sets your pay and what a lender should be reading. ## Guides - [Can you use your OMERS or HOOPP pension for a down payment?](https://frontlinefinancing.ca/guides/omers-hoopp-pension-down-payment): No. While you still work for an OMERS or HOOPP employer, your defined benefit pension stays in the plan and cannot be withdrawn to buy a home. The money that actually funds a frontline down payment is savings, a First Home Savings Account, the RRSP Home Buyers' Plan or a documented gift. - [Nurse job change after preapproval: what happens next?](https://frontlinefinancing.ca/guides/nurse-job-change-after-mortgage-preapproval): Tell your mortgage agent or lender promptly if your employment changes after preapproval. Gather written details of the change and ask for a reassessment before relying on the earlier borrowing amount. A preapproval is not a guarantee, and a job change is not an automatic refusal. - [How to find your collective agreement](https://frontlinefinancing.ca/guides/find-your-ontario-collective-agreement): Most Ontario collective agreements are filed with the Ministry of Labour and are free to search and download. Police and firefighters sit outside that filing rule, so their agreements usually come from the association or an arbitration award instead. - [Which parts of your pay a lender will count](https://frontlinefinancing.ca/guides/paid-duty-overtime-shift-premium-income): Lenders will usually count variable pay such as overtime, shift premium and paid duty once there is a two year history of it, and they average it rather than taking the best year. The paperwork that proves the history matters more than the amount. - [Buying a home while you are on probation](https://frontlinefinancing.ca/guides/buying-while-on-probation): Being on probation does not automatically stop a mortgage, but it narrows which lenders will look at the file. A move within the same field with no break in service is treated very differently from a first job in a new one. - [Your agreement expired. What actually happens](https://frontlinefinancing.ca/guides/expired-collective-agreement-and-your-mortgage): When a collective agreement expires the old terms keep applying, so your pay does not change on the expiry date. The new agreement is normally backdated, which means a lump sum of retroactive pay and a higher base rate later. - [The documents a lender will ask you for](https://frontlinefinancing.ca/guides/documents-lenders-ask-frontline-workers-for): Every frontline mortgage file needs the same core set: two recent pay stubs, two years of T4s, a recent Notice of Assessment, an employment letter and proof of the down payment. Where your pay includes overtime, paid duty or premiums, the collective agreement joins that list. - [Retro pay, and what it does to your file](https://frontlinefinancing.ca/guides/retroactive-pay-and-your-mortgage): A retroactive settlement pays your increase back to the expiry date as a lump sum and sets a new ongoing rate. It changes nothing about a mortgage already funded, and on a file in progress it can raise your qualifying income once the schedule is signed and your employer confirms the new rate. - [Where the down payment actually comes from](https://frontlinefinancing.ca/guides/down-payment-options-ontario): The minimum is five percent on the first $500,000 of the price and ten percent on the portion above that. Below twenty percent down the mortgage must be insured and the premium is added to the balance, and the funds themselves can come from savings, an FHSA, the RRSP Home Buyers Plan or a documented gift. - [The stress test, and why your income lines matter](https://frontlinefinancing.ca/guides/mortgage-stress-test-explained): You have to qualify at the greater of your contract rate plus two percent or 5.25 percent, not at the rate you actually pay. It applies to insured and uninsured mortgages at federally regulated lenders, which is why every income line that gets counted properly buys back borrowing room. - [Renewing, or switching, at the end of a term](https://frontlinefinancing.ca/guides/renewal-or-switch-at-the-end-of-your-term): A renewal offer in the mail is an opening position, not a final rate. Switching lenders at the end of a term normally carries no penalty, so the comparison worth making is the total cost of the next term including the rate, the penalty wording and the prepayment room. - [What it costs to break a mortgage early](https://frontlinefinancing.ca/guides/mortgage-penalties-explained): A break penalty is either three months of interest or an interest rate differential, whichever your contract calls for, and lenders calculate the differential in materially different ways. On a fixed mortgage the differential is usually the larger figure and can run into five figures. - [Your pension, and how a lender reads it](https://frontlinefinancing.ca/guides/pension-and-mortgage-qualifying): Qualifying income is gross, before the pension deduction, so contributing does not reduce what a lender will use. A defined benefit plan helps through stability rather than income, and a retirement inside your term is worth planning for before it arrives. - [Part-time and casual hours on a mortgage file](https://frontlinefinancing.ca/guides/part-time-and-casual-frontline-income): Part-time and casual income is normally averaged over two years and read alongside your hours history, so consistency matters more than a single strong stretch. Some lenders treat a permanent part-time line very differently from casual hours, which makes lender choice do real work. - [What a first purchase actually costs to close](https://frontlinefinancing.ca/guides/first-home-costs-ontario): Closing costs on an Ontario purchase usually run about one and a half to four percent of the price on top of the down payment. Land transfer tax is the largest piece, Toronto charges a second one, and first-time buyers can claim a refund against both. - [Acting pay, secondments and temporary assignments](https://frontlinefinancing.ca/guides/acting-pay-secondments-and-temporary-assignments): A secondment or temporary assignment does not hurt an application on its own, because what matters is that your underlying permanent position and pay continue. Acting pay can be presented as income where the agreement defines it and your stubs show a pattern. - [Which debt to clear before you apply](https://frontlinefinancing.ca/guides/paying-down-debt-before-you-apply): Debt reduces borrowing room through the payment, not the balance, so clearing an aggressive small loan can buy back more room than clearing a much larger one. Most lenders also count a payment against an unused credit limit, which means limits you do not use still cost you. - [Amalgamated services, and which grid applies](https://frontlinefinancing.ca/guides/amalgamated-services-and-your-pay-grid): The grid that applies is the one belonging to the employer that now issues your pay. Amalgamations usually carry over service and step placement, and the successor agreement or arbitration award is the document that says how. ## Jobs the search understands but we have not published a grid for These are real Ontario roles. We can name who bargains them; we have not read the specific agreement, so we publish no figure rather than a guess. - recreation therapist, recreational therapist, therapeutic recreation, rec therapist, child life: Recreation and child life staff at Ontario hospitals are usually in the professional or paramedical unit, most often OPSEU, sometimes CUPE or Unifor, bargained hospital by hospital. Tell us where you work and we will read that agreement. - social worker, social work, msw, bsw: Hospital social workers are usually in the professional unit, most often OPSEU. In community agencies it is more often CUPE or OPSEU under that agency's own agreement. Tell us your employer and we will read it. - occupational therapist, ot, physiotherapist, physio, pt: Allied health professionals sit in the hospital professional or paramedical unit, most often OPSEU, sometimes CUPE or Unifor. Each hospital bargains its own. Tell us where you work and we will read that agreement next. - behaviour therapist, behavioural therapist, psychometrist, psychologist, child and youth counsellor: These are real classifications in the OPSEU paramedical and professional units at Ontario hospitals. Each hospital bargains its own schedule. Tell us where you work and we will read that agreement. - audiologist, audiology, kinesiologist, kinesiology, perfusionist: These are classifications in the OPSEU paramedical and professional unit at Ontario acute hospitals. Each hospital bargains its own schedule. Tell us where you work and we will read that agreement next. - radiologist, physician, doctor, surgeon, anesthesiologist: Physicians are not in a bargaining unit, so there is no pay grid to read: most bill OHIP or work under a hospital contract. Physician mortgages are a different specialty and Jeff handles those at physicianfinancing.ca. - ornge, air ambulance, flight paramedic, critical care paramedic, ccp: Ornge air ambulance staff bargain their own agreement, separate from the municipal paramedic services on this site. Tell us and we will read it. - special constable, court officer, court services officer, transit enforcement, ttc special constable: Special constables and enforcement officers are covered by the agreement at the board, transit commission, university or municipality that employs them, not by a police uniform agreement. Tell us your employer and we will read it. - fire prevention officer, fire inspector, training officer, fire mechanic: Fire prevention and training staff are usually in the same association agreement as suppression firefighters at that department. Search your department by name to see its grid. - psw, personal support worker, health care aide, ward clerk, unit clerk: Support staff at hospitals and long-term care homes are usually CUPE or SEIU Healthcare under a local agreement. Tell us your employer and we will read it. - pcp, primary care paramedic, acp, advanced care paramedic, paramedic: Paramedic pay is set service by service. Pick your service below. - constable, police officer, cop, officer: Police pay is set service by service. Pick your service below. - firefighter, fire fighter, fireman, captain: Firefighter pay is set department by department. Pick your department below. ## Questions and answers ### The frontline rate **What is the frontline program rate?** One lender publishes a frontline program on its broker rate sheet: a five-year fixed rate below its standard five-year fixed, plus cashback of $500 to $2,000 depending on the mortgage size. It applies to owner-occupied homes and the lender applies its own criteria. We show the rate on this site with the date we last checked the sheet. **Who qualifies for it?** The lender sets the eligibility list and it is confirmed on each file before anything is applied for. We check your job, your employer and the property against that list first. If you do not fit, we tell you and look at the rest of the market instead. **Is the frontline program always the right fit?** No. On some files a different lender comes out ahead once the cashback, penalty terms and prepayment room are counted. We compare the whole file, not one line on one sheet. **Do I have to pay the cashback back if I break the mortgage early?** Usually yes, in part. Cashback is almost always clawed back on a sliding scale if the mortgage is discharged before the end of the term, so breaking in year two costs more of it back than breaking in year four. We read the exact clawback wording on your commitment before you sign and tell you what leaving early would cost. **Does the frontline rate apply to a rental or a second property?** The program we track is owner-occupied only. A rental or a second property goes to the general market, where pricing depends on the property type, the down payment and how the rental income is counted. Those files are still worth doing, they just do not use this program. ### Your pay and how lenders read it **Does a lender contact my employer?** Usually, yes, to confirm what the employment letter says. It is a verification call or an email to human resources or payroll confirming your position, status and pay. It is routine and it does not tell them why you are asking. **I just got promoted. Does the new rate count right away?** Once you are being paid at it, yes. A promotion letter plus one or two stubs at the new rate is normally enough, and a permanent promotion inside the same service is one of the easiest income changes to document. **Does paid duty, overtime or shift premium count as income?** Often, yes. Lenders differ on how they count it, most use a two-year average, and some count only part. We read your pay stubs and your collective agreement and put the income on the file the way each lender accepts it. **Why does my mortgage application show less income than I actually earn?** Because a lot of frontline pay sits in lines that a quick read treats as bonus or optional. Shift premium is often folded inside regular wages on the stub, paid duty can look like a side job, and overtime gets discounted or dropped if nobody shows the history behind it. The fix is documenting each line and showing where it comes from in the agreement. **How much overtime history do lenders want?** Two years is the common ask, evidenced by two years of T4s or a T4 plus a year-to-date stub. Some lenders will use one year with a strong explanation, and some will not use it at all. Where a lender averages two years, a strong recent year gets pulled down by a weaker one, which is worth knowing before you pick the lender. **Is paid duty treated as employment income or self-employment?** It depends on how it is paid and how it lands on your tax slips. Paid duty that flows through your employer and appears on your T4 is normally treated as employment income. Paid duty invoiced or paid outside the employer can be treated as self-employment, which changes the documents and can change the qualifying figure. **Does shift premium count?** It can, and it is the line most often missed. On many stubs the premium is already inside the regular wage figure rather than shown separately, so it never gets identified as premium at all. We name it from the agreement and show the lender where it is. **What about acting pay, standby pay, court time and callback?** Each is a defined article in most agreements and each can be presented as income, subject to the same history test as overtime. The strength of the case comes from the agreement text plus a documented pattern on your stubs and T4s. These lines are usually left off applications entirely, which is why the number comes out low. **Does a uniform or equipment allowance count as income?** Generally no. Allowances that reimburse a cost are not usually treated as qualifying income, even when they appear on a stub. They still matter for your budget, they just do not add borrowing room. **I am on a secondment or a temporary assignment. Does that hurt?** Not on its own. What matters is whether your underlying permanent position and pay continue, which the assignment letter usually shows. We document the substantive position alongside the assignment so the file reflects the job you return to. **I am part-time or casual. Can I still qualify?** Yes, and the approach changes. Part-time and casual income is usually averaged over two years and read alongside your hours history, so a consistent record matters more than a single strong stretch. Some lenders treat a permanent part-time line very differently from casual hours, so lender choice does real work on these files. ### Pay grids and collective agreements **What is a pay grid?** The table in your collective agreement that sets what each rank or classification earns at each step of service. It is the reason two people doing the same job are paid differently: they are at different steps. Everything on this site is read out of those tables. **My employer is not on this site. Can you still help?** Yes. The grids here are the ones we have read and dated so far, not the limit of who we work with. Tell us who you work for and we will read that agreement next. **Where do the pay grids on this site come from?** Each one was read out of the collective agreement, arbitration award or salary schedule for that employer, and each grid page names the document and the date a person checked it. Nothing is copied from a salary aggregator or a job posting. If we could not confirm a figure in the document, it is not on the site. **How do I find my own collective agreement?** Most Ontario agreements are filed with the Ministry of Labour and are free to search and download. Police and firefighters sit outside that filing rule, so their agreements usually come from the association or from an arbitration award. There is a guide on this site that walks through both routes. **My agreement expired. Which rates apply right now?** The rates in the expired agreement are the rates in force. Under Ontario labour law the terms of a collective agreement continue after the expiry date once notice to bargain has been given, so the grid keeps applying until a new agreement or an award replaces it. The table on this site is your current pay, not an old one. **What happens to my mortgage when a retroactive raise lands?** A retroactive settlement pays the increase back to the expiry date, usually as a lump sum plus a new ongoing rate. For a mortgage already funded it changes nothing about your approval. For a file in progress it can raise your qualifying income once the new schedule is signed and your employer confirms the new rate. **Can I use my step increase before I reach it?** Not usually as income. Lenders qualify on income you receive now, not on the next step you are scheduled to reach. The step matters for planning, and it is worth knowing when it lands, but the application uses today. **My service amalgamated with another one. Which grid applies?** The grid of the employer that now issues your pay. Amalgamations usually carry over service and step placement, and the successor agreement or award will say how. Where we know a service was amalgamated or renamed, the grid page says so and points to the current employer. ### Buying, renewing and refinancing **How much will my monthly payment actually be?** Payment depends on the mortgage amount, the rate, the amortisation and the payment frequency. The tool at the top of this site gives a realistic figure once it knows your income and down payment, and we confirm it exactly before anything is signed. **Can I buy before I sell my current place?** Often, with bridge financing covering the gap between the two closing dates. It needs a firm sale on the property you are leaving, and the cost is usually interest for the days you hold both plus a small administration fee. **Can I buy a home while I am on probation?** Yes in most cases. Probation does not automatically stop a mortgage, but it narrows which lenders will look at the file and it makes the offer letter and pay documentation matter more. A full-time permanent position with a signed offer is a very different file from a casual position, even when both are inside a probation window. **How much do I need for a down payment?** Five percent on the first $500,000 of the purchase price and ten percent on the portion above that, up to the price ceiling for insured mortgages. Below twenty percent down the mortgage must be insured and the premium is added to the balance. Twenty percent or more avoids the premium and opens the conventional side of the market. **What is the stress test and how does it apply to me?** You have to qualify at the greater of your contract rate plus two percent or 5.25 percent, not at the rate you actually pay. It applies to insured and uninsured mortgages at federally regulated lenders. It is why the income lines on your file matter so much: every properly counted dollar buys back room the stress test takes away. **Should I renew with my current lender or switch?** Compare before you sign anything. A renewal offer that arrives in the mail is a starting position, and switching lenders at the end of a term normally carries no penalty. The comparison worth making is the total cost over the next term, including the rate, the penalty wording and the prepayment room, not just the rate. **What will it cost me to break my mortgage early?** Either three months of interest or an interest rate differential calculation, whichever your contract calls for, and lenders calculate the differential in materially different ways. On a fixed mortgage the differential is usually the larger number and can run into five figures. We read your specific terms and calculate it rather than estimating. **Can I use my home equity to pay off debt?** Often yes, up to eighty percent of the value of the home on a refinance. Whether it helps depends on the rate you are leaving, the penalty to break the current mortgage and the term you end up in. It is worth running the arithmetic properly before deciding, because the penalty can erase the saving. **How long is an approval good for?** Rate holds commonly run 90 to 120 days depending on the lender and the product. A pre-approval holds a rate and confirms a working number, but it is not the same as a full approval on a specific property, which still needs the purchase agreement and the property details. **Do you help with the first home savings account or the RRSP Home Buyers Plan?** Yes, as part of planning the down payment. Both are ways to hold and withdraw down payment funds with a tax benefit, and both have their own contribution and withdrawal rules. We work them into the plan for the purchase rather than treating them as a separate exercise. ### Pension, benefits and debt **Does my pension contribution reduce how much I can borrow?** Not directly. Qualifying income is normally gross, before the pension deduction, so the contribution does not reduce the income a lender uses. It does affect your take-home pay, which is why the payment that fits your budget and the payment you qualify for are two different numbers worth checking against each other. **Does a defined benefit pension help my application?** Indirectly, and mostly through stability rather than income. A secure permanent position with a defined benefit plan reads as durable employment, which supports the file. It does not add qualifying income while you are still working. **I am retiring or close to it. How does that change things?** The income on the file changes from employment income to pension income, and lenders will want the documents that prove it. Timing matters: applying before a retirement date with employment income still in place is a different file from applying after. If a retirement is coming inside the term, it is worth planning around rather than discovering at renewal. **How does a student loan or a car payment affect what I qualify for?** They reduce borrowing room through the debt ratios, and the size of the effect depends on the payment, not the balance. A large balance on a small payment can cost less room than a small balance on an aggressive payment schedule. Paying down the right debt before applying is sometimes the single highest-value thing you can do. **Does a line of credit count against me even if I do not use it?** Usually yes, at least in part. Most lenders count a payment against the limit rather than the balance, so an unused limit still consumes room. Reducing or closing a limit you do not need can measurably change what you qualify for. ### Working with us **How long does the whole process take?** A pre-approval conversation is usually the same week. Once you have an accepted offer, a straightforward file typically takes a few days to get to a commitment, and the rest of the time before closing belongs to your lawyer. **Do you work with first-time buyers?** A large share of the files here are first purchases. Nothing about the process assumes you have done it before, and the questions you are worried about asking are the ones everyone asks. **What does it cost to work with you?** Nothing. On standard residential mortgages the lender pays the broker, so there is no fee to you. If a file ever needed a fee arrangement, which is rare and normally only on private lending, it would be disclosed and agreed in writing before any application. **Who are Jeff and Emily?** Jeff and Emily Mudrick are licensed mortgage agents working with Ontario frontline workers, operating as Mudrick Mortgages, a team under BRX Mortgage Inc., FSRA licence 13463. Jeff is a Mortgage Agent Level 2, licence M21001275. Jeff worked at CAMH before becoming a mortgage agent and Emily was a nurse with Toronto Public Health. **Where are you licensed to work?** Ontario. Mortgage brokering is licensed provincially, so we arrange mortgages on Ontario properties for Ontario borrowers. If you are outside Ontario we will say so rather than take the file. **Do you only work with police, fire, paramedics and nurses?** Those are who this site is built for, but no. Corrections officers, 911 communicators and other public service workers run into the same pay-reading problems, and the get started form has an option for a job that is not listed. **What do you need from me to start?** A conversation first, then documents. The usual set is two recent pay stubs, two years of T4s, a recent Notice of Assessment, and confirmation of your down payment source. If your income includes overtime, paid duty or premiums, the collective agreement matters too, and we can usually pull that ourselves. **Is my information shared with anyone?** Only with the lenders and insurers needed to place your mortgage, and only with your consent. We do not sell contact information and we do not share your file with anyone who is not working on it. **What if I am not ready to buy yet?** That is a normal starting point and worth a conversation anyway. Knowing your real number, which debt to clear first and how your pay lines will be read gives you a plan for the next six to twelve months. There is no obligation attached to finding out. ## Contact Jeff and Emily Mudrick, Mudrick Mortgages, BRX Mortgage Inc. FSRA licence 13463. Jeff Mudrick, Mortgage Agent Level 2, M21001275.
