Mortgages for Ontario nurses
Ontario nurses are paid an hourly rate that steps up by years of service, with shift, weekend and responsibility premiums on top. Because the grid is hourly rather than annual, a mortgage file has to establish hours as well as rate, and that is where most nursing applications lose ground.
How your pay lands on a mortgage file
Nursing is the clearest example of the problem this site exists for. The rate is published and easy to confirm. The annual figure is not published anywhere, because it depends entirely on hours, premiums and how much of the year you actually worked.
Hourly grids need an hours story
A rate on its own proves nothing about annual income. The file needs the rate from the agreement and a documented pattern of hours from stubs and T4s, together. This is the single most common gap on a nursing application.
Shift and weekend premiums are contractual
Evening, night and weekend premiums are defined in the agreement with their own rates. On many stubs they are already folded into the wage line, which is why they get missed rather than counted.
Part-time and casual are treated differently from each other
A permanent part-time line with a guaranteed commitment reads very differently to a lender than casual hours do. Establishing which one you hold is the first thing to fix on the file.
Percentage in lieu is income, not a bonus
Part-time nurses who receive a percentage in lieu of benefits are receiving contractual compensation, and it belongs on the application with the article that defines it.

By combining the rate with a documented hours history, normally from two years of T4s plus recent stubs. Guaranteed hours in a permanent line strengthen this considerably. Where hours vary, most lenders average rather than take the best year.
They can, and they are frequently missed. On many pay stubs the premium is already inside the regular wage figure rather than shown as a separate line, so nobody identifies it as premium. Naming it from the collective agreement is what gets it counted.
Yes. Casual and part-time income is averaged over two years and read alongside your hours history, so consistency matters more than any single strong stretch. If you are close to moving into a permanent part-time line, the timing of that move can matter more than anything else on the file.
