The cashback

Cashback comes on top of the rate.

It is paid on funding and it scales with the size of the mortgage.

The conditions

What the lender requires.

Owner-occupied homes onlyThe program does not apply to rentals or second homes.
It cannot be stacked with other promotionsThe lender's quick-close and promotional rates are separate offers. You take one or the other.
The lender keeps its own eligibility listWhich roles count is set by the lender, not by us, and it is confirmed on every file before anything is applied for.
Normal lending rules still applyIncome, down payment, credit and the property all still have to work.
The honest part

It is not always the best deal on the table.

A lower rate is one line on one sheet. On some files a different lender wins once the penalty terms, the prepayment room and the cashback clawback are counted, and on a switch the penalty you pay to leave can swallow the saving. We price your file against the market, then tell you which one comes out ahead.
