Mortgages for Ontario paramedics
Ontario paramedics are paid on a service-specific grid split by primary care and advanced care qualification, with steps by hours or years of service. Late calls, standby and shift premium sit on top, and they are routinely left off mortgage applications.
How your pay lands on a mortgage file
Paramedic services are municipal, so the grid changes when you cross a boundary even though the job does not. Advanced care qualification is usually a separate band rather than a step, which makes it one of the larger income moves available in the field.
PCP and ACP are separate bands, not steps
Advanced care qualification normally moves you onto a different band of the grid rather than up a step within it. If you are mid-qualification, the timing of that move relative to an application is worth planning.
Late calls are structural, not occasional
A call that runs past end of shift produces overtime as a matter of routine. Over two years it shows up clearly on T4s, which is exactly the evidence a lender wants before counting it.
Standby and on-call have their own rates
Most agreements define standby separately with its own hourly rate. It is small per hour and adds up over a year, and it is almost never included on an application.
Steps often run on hours, not calendar years
Several paramedic grids advance on accumulated hours worked rather than anniversary dates. That matters if you work above or below full-time hours, because your next step may arrive earlier or later than you expect.

Paramedic mortgage questions
The full list covers pay, agreements and the mortgage itself.
Usually yes, with two years of history behind them. Most lenders average two years of T4 income to arrive at a figure for variable pay, which is why a consistent record matters more than a single strong year.
It depends on how close the move is. Lenders qualify on income you receive now, not the band you are about to reach, so applying after the move and a couple of stubs at the new rate can meaningfully change the number.
Yes. Part-time and casual hours are normally averaged over two years and read alongside your hours history. Where a permanent part-time line guarantees a minimum commitment, some lenders will treat it much closer to salaried income.
