Try

Retro pay, and what it does to your file

A retroactive settlement pays your increase back to the expiry date as a lump sum and sets a new ongoing rate. It changes nothing about a mortgage already funded, and on a file in progress it can raise your qualifying income once the schedule is signed and your employer confirms the new rate.

Frontline settlements are frequently reached after the old agreement has expired, sometimes long after. When the new agreement or arbitration award lands, the increase is applied back to the expiry date and paid out as a lump sum, and the new schedule takes over going forward.

If your mortgage is already funded

Nothing changes. Your approval was based on the income you had at the time and it does not get revisited. The lump sum is yours to use, and the most common productive uses are a prepayment against the principal, clearing a high-rate debt, or holding it for the next purchase.

If you are in the middle of an application

Timing decides everything. Until the agreement is ratified or the award is issued, the old schedule is the one a lender will use, because it is the only rate anyone can confirm. Once it is signed and your employer can confirm your new rate in writing, the higher figure becomes usable and it is worth asking whether the file should be re-run.

How the lump sum itself is treated

As a one-time payment, not as income. A lender will not annualise a retro cheque into your qualifying income, and you should not expect it to. Where it does help is as down payment, where it needs the same source documentation as any other deposit.

Keep the settlement letter and the pay statement showing the retro payment. Both are cleaner evidence of the source of funds than a bank statement showing an unexplained deposit.

Your next useful step

Bring the employer, agreement and recent pay. We will work from the document instead of guessing at the income.
