A large share of frontline nursing and paramedic work starts part-time or casual, and plenty of people stay there by choice. It is entirely financeable. It just needs a different presentation from a salaried file.
Permanent part-time is not the same as casual
A permanent part-time position has a guaranteed minimum commitment in the collective agreement. Casual work does not. That distinction is the single most important thing to establish on the file, because some lenders will treat guaranteed part-time hours much closer to salaried income, while casual hours are almost always averaged.
How the averaging works
The common approach is two years of T4 income divided by two. A strong recent year gets pulled down by a weaker earlier one, which is worth knowing before you choose a lender or a moment to apply. Where the trend is clearly upward and explainable, some lenders will look at the more recent period, and that is a conversation worth having rather than assuming.
What strengthens the file
- Two full years in the same role at the same employer.
- An employment letter that states the guaranteed commitment, if there is one.
- The article of your agreement defining part-time status and entitlements.
- An explanation on the record for any dip, such as a leave, so it is not read as instability.
If you are close to moving from casual to a permanent line, the timing of that move can matter more to the file than anything else on it.
Your next useful step
Bring the employer, agreement and recent pay. We will work from the document instead of guessing at the income.
